A Florida-Licensed Design-Build General Contractor Since 1981

Peregrine Construction Group is a Florida-licensed and fully-insured general contractor based in St. Petersburg, building luxury custom homes and multi-family developments across the Tampa Bay region and Florida’s Gulf Coast. We’ve operated under the same Florida CGC license since 1981 — over forty years building continuously in this market.

Two divisions run under one firm. The Custom Homes division builds ground-up luxury single-family residences for individual owner-clients. The Multi-Family division builds luxury townhome communities and small-to-mid-scale multi-family developments for private developers, investment groups, and family offices. Both divisions share the same design-build discipline, the same project management methodology, and the same Tampa Bay subcontractor network. Quality control and schedule accountability are consistent across both sides.

License and insurance documentation is provided as part of every project estimate and is available on request before any engagement.

Financially, it’s a no-brainer.

The benefits of working with a full-service design build company include minimal upfront expense, quality value engineered plans, early knowledge of exact pricing, and serious cost savings.

Why Design-Build, and What That Actually Means

Design-build means one firm — Peregrine — manages both the architectural design and the construction under a single contract. This is different from the more common design-bid-build model, where you hire an architect first, then put the completed drawings out to bid among separate general contractors.

The practical client benefits of design-build:

  • Single point of accountability. One team is responsible for both the drawings and what gets built from them. No architect-versus-builder friction during construction.
  • Cost discipline early. Construction cost feasibility is integrated into design from day one, rather than discovered at bid time when changes become expensive.
  • Faster schedules. Design and construction phases can overlap — long-lead procurement, permitting — rather than running strictly sequentially.
  • Reduced change orders. Because the builder is at the design table, constructability issues get caught before they appear as costly mid-construction surprises.

We’ve used the design-build model since founding. Our project managers, architects, designers, and field staff work in-house, and we partner with a stable network of long-term Tampa Bay subcontractors. The seams that fail most custom home and multi-family projects — architect-to-builder handoff, bid-vs-construction gaps, change-order escalation — don’t exist in our delivery model.

The Design and Build

Costs are not the only reduction you’ll encounter in the design build process. You will also see a shortened timeline due to optimum project efficiency, reduced claims exposure, fewer change orders and improved risk management. Plus, we will work together through digital collaboration via our interactive 3D Viewer App for the floor plan and elevation design process. By streamlining the journey from concept to completion, we’ll make the process exciting and detail oriented.

What’s Included in a Peregrine Project Estimate

We don’t deliver a single “build cost” number. A real Peregrine project estimate is line-itemed, with every line sourced from real-time subcontractor and supplier pricing and every line individually traceable.

A complete project estimate covers:

  • Design (architectural, interior, engineering)
  • Permitting
  • Materials
  • Labor
  • Project management
  • Contingency
  • Warranty

You see and approve every line before the Building Agreement is signed. When you ask “what’s in the framing line?” you get a real answer with a real subcontractor or supplier quote behind it. When you ask for a change, the cost impact is transparent. When the project encounters a surprise — and every project encounters at least one — the contingency line absorbs it without becoming a change-order conversation.

This is the cost-discipline argument for design-build. A “build cost” number hides the surprises until they show up as change orders. A sourced line-itemed estimate makes them visible early and pre-allocates the budget to absorb them.

Frequently Asked Questions

What does design-build mean and why does Peregrine use it?

Design-build means one firm — Peregrine — manages both architectural design AND construction under a single contract. The alternative (design-bid-build) splits architect and contractor, which often produces friction, change orders, and finger-pointing. Design-build gives you one team accountable for both the drawings and what gets built from them.

Is Peregrine a licensed general contractor?

Yes. Peregrine is a Florida-licensed and fully-insured general contractor. We've been operating under our current Florida CGC license since 1981.

What's included in a Peregrine project estimate?

A complete line-itemed estimate covering design, engineering, permits, materials, labor, project management, contingency, and warranty. Every line is sourced and traceable. We don't deliver a single 'build cost' number — you see exactly where every dollar goes.

Does Peregrine work outside the Tampa Bay area?

Our primary service area is the Tampa Bay region and Florida's Gulf Coast — including Pinellas and Hillsborough counties, with extensions into Sarasota and Manatee for larger multi-family work. Projects outside this footprint are considered on a case-by-case basis and require additional travel and supervision costs.

Can Peregrine do renovations or only new construction?

Our primary focus is ground-up new construction (custom homes and multi-family). We selectively take on substantial renovation projects — typically full-gut remodels or major additions — but routine renovations and standard remodels aren't our core service.
